Architect’s Guide to running a Job Abstract The aim of this report is to guide and advice our client with regards to the entire project. My team is prepared to take an active role in every part of the project and will always be available to our client when needed in every step of the way. We are here to offer recommendations on site redevelopment which the client is interested in and we believe it best suites the client. The construction industry has over the years made significant contributions to the economy of different nations with one of the main areas being offering recommendations to clients in different projects. Many people have recognized the benefits of the construction industry to the public and thus engaged in it. The plan that the team has come up with on the site redevelopment includes the recommendations, identifying any possible issues with regards to the site and the design of developments intended to secure savings for the client for more than 20percent of what would be the capital cost. The proposed design offer favorable conditions in relation to the market conditions with the main challenge being the delivery of significant volume and its implementation. Introduction The work of the team was able to come up with a design that will meet the client’s expectations with regards to the timescale for completing the redevelopment, provide recommendations in each step of the project, give the client value for his money and provide a positive contribution to the construction industry. Business improvement sites have been associated with commercial and industrial property clients within commercial areas that have been specified. Some of the clients end up teaming up with an aim of stimulating their business. The team’s role is to provide both coordination and recommendation roles during such redevelopment projects (Larson, 2002, p. 45). A particular area that needs redevelopment is a site in the Dundas Street located between the Landsdowne railway line and Bathurst. The location is vibrant and mixed with small and retail business. The site is also ethically-mixed thus attracts immigrants from the first generation and other participants in the construction industry. This makes the site a wide income area and also has a mixture of occupants in terms of culture and ethnic. It is among the areas in Downtown West where there is affordable residential and commercial rents are still offered (Larson, 2012, p. 78). The affordability can be looked at as a key issue from the perceptive of economic development in relation to empty storefronts and unkept properties. Considering the recent developments talking place on the Queen Street, there are possibilities of incipient gentrification practices which might in the long-run displace some of the stakeholders already existing in the area already. The condition of the site needs redevelopment as the corridor in Dufferin West has been in the past been known for its commercial association with a social history of richness that are linked to immigrant settlement waves. The challenge of this project is to come up with a design that will ensure that the client will be able to have collaboration among the existing entities at the site and are fundamentally competing with each other and enable the client to be equipped with economic development plan that will maintain the desirable economic and social mix (Paull, 2010, p. 34) Main Project The redevelopment plan and recommendations from the team should be able to address the following areas; 1. Come up with a procurement model that will come up and set up pilot projects for the new redevelopment site that will ensure cost savings approximated to be around 20% when the project will be implemented (Geiser, 2008, p. 91) 2. The project will also come up with the desirable and needed skills that the client requires so as to deliver at least 20 per cent savings on the construction costs and go ahead to ensure that the identified skills are fully developed in the trails of the new model (Geiser, 2008, p. 124). 3. The framework of the project should be effective in that it will asses the residents and competitors current framework contracts and also seek opportunities geared towards improving upon the existing approach. 4. The project should also have a cross collaboration with the local government as well as other stakeholders considering how its components procurement are centralized and will contribute to greater efficiency during construction. Considering the above, the project is relevant and should be considered especially the recommendation it provides. Despite the above recommendations, there are areas which still need to be addressed so as to ensure the project is implemented successful. Such areas include; 1. The project should be designed in such a manner that it will be in a position to control site changes like those experienced in standards, inputs and value creation. 2. Despite the trail projects showing signs of having positive impacts in relation to the redeveloped model in relation to procurement, there is still need to come up with an evaluation framework on project design that will look at issues which include; process improvement, financial outcomes, supply/client chain behavior and tighter integration. 3. While the evaluation has traditionally been based on the hopefulness of the design, it is important that the team and those involved in the implementation of the project to focus more on the threats of the evaluation design validity. This may include implementation delays which may make the baseline obsolete, major shifts regarding the activities of the project, and changes in the targets of the program. The attention should further be extended to having more attention directed towards monitoring the effects of the project for consequences that are unintended like spillover effects (Thompson, 1999, p. 83) 4. Some of the threats may be transformed into opportunities during the evaluation redesigning and redevelopment increasing the effectiveness and scope of the project Figure 1. Showing projects coordination and serves as a guide to the entire project (Lawson, 1997, p. 94) Conclusion and Evaluation The data gathered by the team in relation to the project played a significant role in the redevelopment of the area that was of the interest of the client. The team put into consideration the activity types, demographics and ownership structure. The team through the design also investigated the issues and set backs which may be possibly experienced during the implementation and came up with possible recommendation and committed themselves to be available for consolation in case needed in each step of the project (Stevenson, 2004, p. 90). The team took time to find out the revitalization initiatives currently being taken around the site helping them understand and come up with new ideas and strategies towards best redeveloping the site. The design was redeveloped in that it offered both long term and short term strategies while keeping in mind the concerns of the client and at the same time maintaining the social and economic mix as well as developing collaboration with the involved stakeholders. The new data collected from the site was vital in coming out with the baseline for the implementation of the final project. The design is redeveloped in that it will keep contact with other involved firms and organizations so as to avoid unexpected problem and arising issues. This was done through suggesting a number of actors to take part in the coordination so as to establish useful forums before and after the implementation of the project. The team did not live out the financial resources concerns as it made sure the funding and resources set aside for designing, trial project and the implementation were sufficient (Green, 2001, p. 62) Reflection This project has shown signs of positive progress just as it was expected on its onset. The project has successfully adopted wider remits having an open development as a sustainability route of open source. The project implementation with regards to the embedding of the available resources into the final project is reaping rewards. The redevelopment design has met all the Architecture and construction regulations and the trail project has proved that the project is practical (Willis, 1997, p. 93) Bibliography Geiser, R. 2008.
