Security of a Commercial building Commercial building communications and security services Security is a major concern to commercial buildings owners and occupants, this is essential to ensure the safety of the people, protection of physical property and intellectual property. Companies spend millions to acquire security technology to ensure the protection of people and property’s. This security issues are solved with technology like the burglar alarm, video surveillance, fire protection system and access control system and intrusion detection devices. There are other determines factors to like having the competent and capable security officers, this will reduce property liability, keep people safe and cut material losses. According to reliable source, it is asserted that both security and commercial building communications services are very significant. They primarily help in performing day to day tasks as well as occupant security in ever association. In this essay, issues related to both Commercial building communications and security services will be discussed. Further, this report portrays a multi story level 32 offices, that has been linked with building communication systems, emergency warning systems, MATV, audio visual design layouts, and then it will emphasize on a point of ensuring all the systems are well staged in the building. Experts affirm that there are several components that are significant when evaluating the above phenomenon. The components ensure that the occupants’ requirements as well as their expected standards have been met. The following are some few aspects that that a building that has tenants needs to have; the first is, Telecommunication System, Master Antenna Television, Emergency Warning System , Security Systems and lastly Audio Visual Systems. 2.0 Client Brief 2.1 telecommunications cabling This being a type of guided transmission mediums, it should be acknowledged that cables are installed in a good way with the aim of transmitting electromagnetic waves. Therefore, from their role, they are known as electromagnetic wave guides. For a building made to accommodate tenants, it is advisable to ensure that the telecommunication cabling provides at least two communications outlets per every work station in open plan areas. Here, it should be noted for better electromagnetic wave transmission, then it should be noted a soft cabling scheme will bring out a better field of action. The soft cabling should use MUTOs for outlets that are plat-formed on telecommunication; this works bests in an open plan office area. Second, one telecommunication outlet should be provided that is per two persons seating in a meeting room. It is equally important to provide a telephone connection in both the kitchen and lounge. If that is not enough, six telecommunication outlets should be provided in the in the storage room for joinery units. The communication cabinets located in the cabinet storage rooms also requires a tenancy floor distributor. Telephone intermediary should also be provided to serve the floor that is adjacent to the electrical communication riser. Next, telephone riser’s cable pairs from the MDF should be provided to the floor of IDF in accordance with normal industry practice. A total floor of 1,250 sq m should be assumed. Then from the floor of IDF to the tenancy floor distributor, a voice grade tie should be rooted to allow a one pair per six telecommunications outlets in the tenancy. This is what should be considered when telecommunication cabling is concerned. Adhering to this will mean a better and very effective mood of communication within a building, hence enhancing security. At most, this can be very involving; however, the main concern here is to ensure safety, despite the amount of efforts and expenses put in. a little, expertise should also be considered here. It is of important to note that; commercially available voice grade cables are 50, 20, 200, and 100 a pair, though listed randomly. However, for effectiveness and good network, it is recommended not to use twenty pair for riser cables. 2.2 security services This is another main area of concern when it comes to security heightening. A more secured area does not only attract tenants but also it keeps the already available tenants at peace. Therefore, this should be one of the main areas of concern when it comes to finalizing a building. Of course, no one will be happy when a disaster that has been caused due to la ck of a security befalls his or her building. Security in general is an aspect that no one should ignore despite the place or location. The following issues should be considered when trying to stage secured environment on a building; first, door monitoring should be provided on doors that lead directly to adjacent office tenancy areas, which should then form part of the fit out. The doors should be key and locked mechanically. Another point to note here is that, all doors that originates from the Lift Lobby or core corridor then leads into the tenancy should be secured, being secured here means that the doors should be locked at all times. After which, only the staff will be allowed to enter into the tenancy via card wire access control on all such doors. Concern here should not only be on entry, however exit also should be restricted. The restriction may entail providing monitor device to door to leaves. An electric strike should also be implemented, so that the stair doors can well be guarded. The strike is able to monitor the entire stair doors, since mechanisms of lock and open can be achieved. Finally, it is better also to ensure that IDF room door has bee well monitored. If all the above can be observed, then the security measures will be at its highest levels and that the issue of insecurity will be minimal if not eradicated. 2.3 Emergency warning system An emergency warning system is a system designed to cause awareness of the occurrence of an emergency. It is a mandatory requirement for every building to have an emergency warning alert system. The main purpose of this system is to alert individuals using premises to take a preventive measure or to take protection measures for the purpose of avoiding further casualties. Depending on the nature of and type of emergency that the system will respond to a, different mechanisms can be devised the trigger the alarm alert. The alerts may include ringing of bells communications through sounds from the public address system along with sending of secret messages authorities or response squad. Different types of buildings in Australia are implemented with different emergency alert systems with relation to the Building Code of Ethics regulations. These regulations are mainly in place to ensure that there is a standard of safety and health that is always maintained in the construction of buildings with respect to their purpose. For example there are slightly different requirements that must be met on the construction of a kitchen compared to those in place for constructing a class room. The alert system that require the installation of speakers and public address systems should ensure that the placement of these speakers is in line with the requirement of BCE standards. This is ensures by placing of speakers in key areas of the building that will enable maximum sound disbursement during communication. Emergency warning systems may include smoke detectors which will trigger the alarm once smoke is detected in the premises. This usually gives emergency alerts against fire. In other cases fire or emergency warning trigger requires the manual pressing of an emergency button or smashing of an emergency alarm glass that usually triggers the alarm. This is usually to respond to an incidence that is determined by a person as an emergency, for example this might be the case of fire, burglary or terrorism. In cases of burglary the requirement related to the alarm being triggered in response of opening of doors while the alarm is switched on. Once the alarm is triggered alarm tones will be herd through the speakers or ringing of the alarm bell. In premises like banks they usually have a silent Emergency warning system that will warn the will inform the authorities without alerting the robbers. This is efficient for the purpose to allow the authorities to have an upper hand in apprehending the matter. For our open plan layout we will implement the use of 100Ø corn speakers. In closed offices and rooms we will also install additional speakers because the speakers placed on the tenancy area may not be sufficient enough for communication to the offices. The 100Ø corn speaker’s corn speakers are strong enough to produce an efficient level of sound. In the kitchen area the similar speakers will be used but the difference between these and the others used in the offices is that these will be mounted on boxes while the ones in offices will have plastic grids. Security is a major concern to commercial buildings owners and occupants, this is essential to ensure the safety of the people, protection of physical property and intellectual property. Companies spend millions to acquire security technology to ensure the protection of people and property’s. This security issues are solved with technology like the burglar alarm, video surveillance, fire protection system and access control system and intrusion detection devices. There are other determines factors such as having the competent and capable security officers, this will reduce property liability, keep people safe and cut material losses. If the Key systems of security which include video surveillance, intrusion detection, and access control are purchased separately they become costly. The administration and training can be a burden to the property owner since this can the services will be charged separately. These security systems can be integrated under a flexible building automation system. The installation and training occur on a single system, these reduce the operational costs like maintenance and administration. Having a single system enables greater flexibility in addition of other security components which can be integrated into this single system keeping the cost of capital expenditure lower. The alarm system should be effective, for this alarm to be effective certain factors should be brought to consideration; This alarms should be encountered at the basic level of security It should detect any violation in the vicinity as it occurs not afterward The delay on the alarm should be eliminated at all entrance points The system should throw the attention of the burglar through the use of audible devices and flashing lights They should be tamper resistant with external signal communicating devices Should be monitored by a remote security station and combined with effective delaying tactic In conclusion the appropriate combinations of security devices should be identified, installed, administered and maintained effectively for good security since its essential in the commercial sector Conclusion According researchers and experts, telecommunication system allows the occupants to have the ability of connecting with others around the world. The connection is made available through computer of telephone. Currently, information technology has made it easy for telecommunication based systems to transport a lot of information by using a variety of techniques and at the same time operates very fast. A well-designed commercial office building security systems usually provides a high level of security to keeping occupants safe and protecting both the building and the contents. Intercommunication systems and emergence warning have been designed to facilitate the orderly and speedy evacuation of a building if any event of insecurity is witnessed. The above procedure should be initiated by an alarm, manual and fire sprinkler systems which can lead to breaking a glass call point. A EWIS system may as well be used as a fully automated system or it will allow fire wardens to easily coordinated and control an evacuation using the dedicated emergency telephone network. It is as well important to note that in commercial offices that has been staged mainly for businesses presentations are often used audio-visually. In a typical presentation, it should be noted that the presenter endures the responsibility providing the audio by speaking, thereafter; they supplement it with a series of images that are projected onto a screen, either from slide projector or a computer that has been connected to a projector. This is hoe well established and set security system is operated and staged for the benefit of the tenants. Read More
