Development of any site in construction Engineering depends upon the needs of the project. There are different models adopted by different Civil Engineers in the Construction industry today. One of the models is the discovery of the project, site assessment, development plan, implementation, construction, and operations. The ultimate goal of the model is to ensure that there is the quality of execution, the project is attractive from business and economic perspectives, and finally reasonable action plan according to the resources available.

 The second stage of retail development is the site assessment. The main goal of site assessment is to conduct preliminary a evaluation of the potential development and provide screening analysis. Here the construction company develops a site feasibility checklist in order to provide the basic information required to determine if a site meets basic requirements and to provide a basic economic analysis. This process also identifies the strengths and weaknesses of the retail project and determines whether or not to pass to the next stage of retail development. (Plummer, F. 2007)

There are stages followed in site assessment in the construction of a retail project and they include planning for site assessment, Data collection, data analysis and finally plan development and project layout.  Planning for Site Assessment is an important stage before designing and laying out the retail project. This will be vital for the Plan Engineer in making informed decisions about the project.

Data collection about the site is the next important stage in site assessment. This stage involves a collection of resourceful information pertaining to the site. This information can be obtained from maps, existing publications, and other resources. Going to the site to have a visual appreciation of the site and site features is valuable. Important information collected includes vegetative cover, soil information, topographical information, hydrological information, and evaluation of adjacent properties and their land use.

Analysis of the collected information on the parameters listed above to identify various needs and modifications the site may require. Evaluation of the impact of that parameter may help to reduce the negative economic burden and environmental impact of the project. As data analysis takes place the Civil Engineer should be to determine the permits required for the retail project. (Plummer, F. 2007)

The final stage is the incorporation of the collected information in the overall retail project plan, design, and layout.

STAGE TWO OF RETAIL SITE DEVELOPMENT

Various aspects affecting the project are considered and modifications are done. Finally, the implementation and evaluation of each decision should be according to the law. (Meckler, M & Hyman, L. 2010)
