The management fail to attend their building and management expenses in time and thus leave the expenses to accumulate to an extend of being unable to meet these amount during the payment hence making the company be unable to run by itself and thus borrow money over and over and finally the company may end up running bankrupt . This paper is going to expand more on the impact or the effect of HK-BEAM management and proper environmental conservation in a real estate. Good management in an organization is very vital. It boosts smooth movement of activities and thus gains the expected goal as far as the management is concerned, for instance in Hong Kong the HK-BEAM offers standards that buildings should follow when any construction is taking place especially in real estates. There should be skilled labor employed to run all the activities taking place in the company as far as building an conservation is concerned. This is to avoid loss or unsatisfying results that may occur due to lack of skills. This may be the management lacking proper skills to run the organization or the company in terms of handling building and contractors bills and some other very important factors in the organization. In this business of running modern housing business real estate needs special standards to be set in terms of environmental conservation and building standards just like the HK-BEAM standards in Hong Kong city where by all this factors are observed. It first of all needs a proper examination; this is to know the amount of money currently running the business in terms of how bills are paid, like for instance water bills, electricity bills, salary the insurance bills and many more other expenses. Another thing that is vital is that we should be able to know whether there is any form of corruption that is taking place in the company that may tend to bring down the profit of the company as far as the investment in terms building is concerned. In this case the corruption may be in terms of submitting the company’s bills, that is maybe the company management is overdoing the payment of bill thus for an individual benefits and yet still the results received in the standard that is expected of the buildings in the real estate is not achieved. After conducting this auditing and check on the movement of the figures in the company. Then new step should be taken to and check know whether it is possible to employ another new management team in the company so as to enhance sustainable production or if not the whole management to be touched in this issue it should be known if there are some individuals who may be suspected of corruption that is bringing the company’s progress to a standstill position and thus they get discontinued and replace their position with perfect and faithful workers so as to improve the quality of production thus attract more people to the investment. After the auditing a lot of changes are expected to take place, apart from the management being audited and finally the top management have been maintained or replaced, there should be a concern about the bills and also modernization. That is to know whether there are some changes that should take place when paying the bills, that maybe in terms of delay or the mode used to pay the bill is not the best. Suggestion about engaging into new and modern technology is also an aspect here, may be the kind of technology running the organization is an old model style that keeps on delaying the profits that are supposed to be made by the company for instance the standards which are used in building or making up the estate set up. This should be immediately be looked into and the firm management to look into how the machines should be allocated in the firm. For instance in a real estate kind of business we have the CC TV cameras checking on the security matters, and in some cases maybe this is the major cause that is affecting new tenants from renting the houses in this premises because they may be fearing for their security for their security matters. Therefore, the company realizing this it is supposed to put the installation of the CC TV cameras in order to boost the estate’s security, and then the management should put into consideration and start planning on the financial allocation that is supposed to be engaged for that new project. The HK-BEAM shows the consideration of such kind of important factors that should be put forward as far as the welfare of the estate is concerned. Failure to take time as an important factor when handling this matter, it may tend to be very expensive and as well interfere with the target. The target should be set with regard of time. Many companies miss the target because they fail to allocate time into their new projects that they are raising up. The management should be able to manage the speed of their workers and know after how long they are expecting to reach the targeted results.
