It is therefore recommended that the City Council authorize the City Manager to negotiate and carry out professional project selection on the following; either commercial office suits in accordance with a core strategy or Student Apartments for rent in accordance with a generic policy to encourage city living. It has tackled the current challenges and benefits of coming up with either of the two projects.it is a properly considered response to a challenge not only of how to best utilize the total available public subsidy, but how to appropriately make use of technology; how to use and encourage the competitive market and the way to good use of managerial and other expertise. Critical proposal never come without complication and risk. The proposal comes in with a considerable degree of interest from members of the city council staff and the public opinion. The locals may oppose the construction of the building if at all their views are not taken into consideration. Another aspect that may make the construction be opposed is that if at all the building possess any kind of threat to human life, this may include environmental threat, social threat and general human safety among others. If the amount of property that is going to be displaced is not well accounted for when it comes to compensation, it may make the local people reject such a plan. Implications Whenever viewing commercial properties purely as a way of investment rather than as a part time use for business owners, one of the most vital factors is demand and supply. The property should be located in an area where there is low vacancy and available space for new developments is limited. Low supply and a higher demand imply favorable rental rates and the hedge of a higher appreciation rate. The local’s economy strength of the area will as well have an effect on the purchase value, so it is advisable to consider employment rates and other economic growth metrics. Sustainability and sustainable development influence the current planning. Modern lifestyles use too much natural resources, destroying and polluting the ecosystem, increasing social inequality, causing climate change , and creating urban heat island, therefore the site for developing which kind of building do matter a lot. Community interest should be well taken care of to avoid issues that may make people spend most time in court in the name of solving development disputes. Generally, building office apartments at the center would be appropriate. In as much most organizations prefer to have their offices at home, there is still need for commercial offices especially where dignitary clients can be handles, it would be so unprofessional to host such guests in the house. The site location is suitable for developing commercial office suit owing to the merits and demerits that both projects have.
