Land Speculation in Phoenix AZ Phoenix is a large and the capital of Arizona in the United s of America. It has a population of 1,445,632 people thus making it feature among the most populous capitals of individual States in the US. It is ranked sixth in United States’ most populated cities after New York, Los Angeles, Chicago, Houston, and Philadelphia. The city is located in the valley of sun which is part of the Salt River valley. Phoenix is the county sit and the largest city in US in geographical coverage concerns. This city is growing at a high rate due to its large floor area. Thus, a number of land and home buyers traverse the city for the purposes of making land purchases. In addition, Phoenix land is relatively cheaper as compared to lands in other similar cities and land buyers go through easy land buying procedures to gain possession of these lands. To add on that, factors such as available energy and easily accessible lands are solely meant to attract potential land buyers and investors into the region (City Data, 1). Land speculation can be referred to as the act of purchasing a land based on the investment decisions which are determined by the hope and certainty of future profits. However, with the influx of people into the city, there is an increase in population which raises a number of unhealthy conditions. Thus, the prediction of future profits from land sales is not assured. Moreover, land business is likely to thrive across the city but there are other factors that come as a result of congestions in an area. These factors include unhealthy living conditions and insecurity of both individuals and businesses and a strain in the available resources. Therefore, as much as Phoenix is working around the clock to create a presentable land strategy for potential buyers and investors, for the individuals who see beyond the horizon, there is a cruel aftermath in the real estate industry and other businesses in the city (Larsen & Alameddin, 100). Political science is a social science that analyses business behavior, governance and the political situation in a given State. This field of study incorporates the humanities approach by camouflaging into the human race to understand their social behavior and the scientific aspect that seeks to analyze human behavior and attach a rational consequence or benefits that the current human behavior will bring with it (Roskin 2). For the case of land speculation, land policy and related laws are put into consideration Business on the other hand refers to the trade activities that human beings indulge in so as to improve their individual living standards. Business can be categorized into four categories which include: Proprietorship, partnership, corporative and cooperatives. Business activities within a country’s boundaries are generally controlled by the government. For the case of land speculation, the real estate and related businesses are put into consideration (Emerson, 10). Therefore, the current land strategy tends to draw the attention of both business and political science’s perspective as major disciplines of concern. This paper is therefore meant to discuss land speculation in Phoenix AZ and how it is viewed in two different disciplines; Political Science and Business. Furthermore, the paper will make use of Repko’s Interdisciplinary model to discuss the entire issue of land speculation from business and political science’s perspectives. Interdisciplinary model relates two disciplines to a given aspect or factors in the society (Repko’s 2). To start with, Phoenix city is located on the northeastern region of Sonoran desert (City Data, 1). This adds up the evidence of the city encountering a subtropical type of climate. Desert conditions are deemed to be harsh for all organisms, especially the human race. However, in the last forty years, the city has experienced a significant population increase due to its beautiful plan that was brought forth by federal politicians and foreign investors in order to advance and develop this city to an admirable profit-growing region. Thus, alongside political initiatives, several business leaders through the government reforms and commissioning of Phoenix developmental plan managed to create a plan to attract foreign land buyers and investors into the city. This is totally a reflection of how Political science and Business disciplines merged up on the idea of land speculation in Phoenix city (Larsen & Alameddin, 89). The big question here is: Can the land buyers and investors be guaranteed of significant profits in future, from the lands in their possession, in Phoenix city? Political Science entails an in-depth analysis of governance, political situations and the social aspect of the society. In addition, it camouflages into the human race in order to understand their social behavior and the scientific bit that would otherwise seek to attach a number of consequences and benefits that these behaviors bring forth. Thus, from the political science perspective, land speculation in Phoenix is associated with the influence of federal politicians’ move to advance or modify the image of the city. It is quite obvious that the human race is easily lured or rather convinced with ideologies of a beautiful and prosperous future in the society; majority of these people never consider the negative side of or rather the other face of a situation. For this case, Phoenix city is considered to be experiencing a desert type of climate which comes with extremely harsh conditions for the human race. However, through politicians’ move to create reforms in governance in order to attract populations into the city, a presentable plan of Phoenix city attracts huge populations; mostly investors and land buyers. Huge populations are associated with a number of social problems such as unhealthy living, crimes and prostitution among others. Business on the other hand covers the trade aspect of a society (Emerson, 5). Any form of trade is aimed at making profits, and real estate is not an exemption. Land buyers and investors are gaining possession of huge lands in Phoenix city; obviously working with the assumptions of the future plan. These people project an increase in value of land as the city continues to develop and attract more potential investors in all sorts of businesses. Thus, the current prices of land are relatively low. In addition, the city’s authorities have lessened the land acquisition procedures so as to facilitate easy and quick possession of land. As much as several business leaders are struggling to create interests in investors and land buyers in the city, a number of negative consequences are not put into consideration. The city has a stable security force but other entrepreneurial aspects and business security in form of stability and profits are not guaranteed. This is due to the nature and environment of the city; there are not sufficient resources to sustain the incoming huge populations. Thus, a strain in the available resources to invest will lead to a poor economy and as a result, there will be no more investment in the region. Consequentially, for the individuals who will be keeping their lands for future selling might not be in a position to rip significant profits as the city will lack the propelling business force in its economy. Thus, from the political science’s perspective, there are a number of problems that comes with land speculation in Phoenix city. Individual understanding of the government laws and policies, for this case land sale policy, influences someone’s ability to make decisions simply because a decision to support general implementations of a given policy is only made from an informed point of view. Political science as a discipline is extremely crucial in unraveling the risks that can be associated with land policy in Phoenix city. A thorough analysis of the government policy on easy and affordable land transactions implies that the city is likely to experience huge populations. Social problems are at the edge of rising in any crowded, congested or overpopulated area. For instance, with the increasing population of Phoenix city problems such as high living costs, high rates of unemployment, degradation of the environment, conflicts, crimes and depletion of the natural resources are likely to exist. These problems result to undesirable and a poor image of an area. From the Business’ perspective, land purchases and sales in Phoenix City are aimed at raising or achieving significant profits. In addition, the city has a number of factors that would encourage investment and success of businesses; efficiency of energy and investment opportunities. Thus, with the easy-to-start businesses in the area, alongside friendly business policies, the chances of an increase in the number of investments are high. Thus, for the case of Phoenix city where resources are deemed to be limited, any further increase in investors would result in an unhealthy competition that might result to failure or relocation of many businesses. Thus, once businesses fail due to strain of resources, a portion of the population would be rendered unemployed and the economy of the city would be undesirable in the long run (Emerson, 15). The city’s current business is valued due to its plan that projects a desirable and beautiful future for both investors and residents. However, all these might be a cause of its failure in the long run. Political Science and Business disciplines depict the factors that would cause the city’s economy to go down. All these factors are linked to one major problem which is overpopulation. Despite the fact that the city is aimed at attracting investments, political science depicts that such moves and policies would attract huge populations that the city will not be in a position to adequately contain or rather cater for in terms of governance. In addition, federal politicians who are amending the laws in order to attract investors and land buyers who will in turn thrive the city’s economy. These politicians do not project the future effect of these policies to this developing city. On the other hand, the Business has it that an increase in investors into a particular area would nourish the area’s economy. Business leaders are using this assumptions to come up with the city’s plan that would attract foreign buyers and investors. Moreover, they put emphasis on the idea of available cheap lands and lessened procedures of land acquisition so as to win the numbers. While coming up with this plan, there is no limit of population influx into the city. The planners tend to forget that there is a limit to resources and efficiency in service when the population exceeds the estimated population. Overwhelming number of businesses in Phoenix city without hindrance, restrictions or limitations would result to a stiff competition for total resources and positions into the market. Thus, if there will be no policies to regulate such instances, the once booming and thriving economy would be altered into a poor economy which cannot sustain its population. Therefore, land speculation in Phoenix AZ is deemed to have a positive impact on the economy up to a certain level in the short run since the ideal marketing strategies that are meant to attract land buyers and other potential investors would be efficient in the first days of implementation. In addition, the land sale policy appears to be like a gold mine for the city. However, the most crucial question is: How long will the land businesses last? The answer to this question depends on the probable problems that may be as a result of population increase in the area. It is quite obvious that the human race will always find its way to an environment which can sustain their needs. This is exactly what is happening with the city of Phoenix as greater populations try to find an ideal resident or home. The problems and risks that come with land speculation, as depicted by Political Science and Business can only be combated through formulation of appropriate policies that are aimed at putting a limit to the number of people who seek residence of Phoenix city. This would reduce the risk of businesses failing and other social problems that are associated with huge populations and congestion in the city. Job opportunities, favorable living standards and good projected profits would thrive the city’s economy.
